You can search Amazon.com for top selling products then build both Adsense and Amazon affiliate sites around those products.

Example:
I went to the baby goods section, straight away you will see keyword ideas all over the page such as baby strollers, nursery bedding, maternity pillows etc.

Search On Flippa

Search Flippa for sites making income with Adsense. I like to check the sites going for the most bids or highest price. I have found some gems. You will notice a lot of good earning Adsense sites have the keyword targeted in the domain name of the website being sold.
I did notice coupon niche Adsense sites selling for around 15 times what they earn, Adsense sites in general on Flippa always seem to get a lot if they have good keywords to target and decent earnings.

Example:
I checked out a voucher site for sale, the keyword very obvious in the domain "stride rite coupons"(strideritecoupons.org ) I typed that into the Google keyword tool and found a huge list of coupon keywords to go after.

The keyword now has around 12,100 exact searches per month, the CPC is low, I remember it being around $0.70c per click but the earnings was approx. $800+ per month.

Search On Clickbank

Look for a product with gravity of 100 or more as shown in the image below, just to make sure the item is popular.

Enter the product name into the Google keyword tool and check for search numbers, you may find exact search for the product name or find a great new idea for the niche in general.
You can then use the Clickbank product for any other keywords you find in the same niche.

Search Local

Easy examples for local style keyword searches: hotels in New York, hairdressers in Boston, florists in Maine etc.
You should get the drift, basically services in a local area, you may find a great exact match domain for and search numbers.
Once your site is established, you could also approach businesses that fit your niche to see if they would like to purchase your domain/site for a nice sum of money

AVOID

Try and avoid keywords that are require constant updates. For example, any celebrity or entertainment type keywords. These type of keywords constantly need fresh content.

I suggest you only use these type of Keywords if you have content writers or use auto-blogs.

I have only included a few free research ideas, you may have many more ideas you can find top keywords by researching eBay, Craigslist, YouTube etc.
